New Pool Construction · Residential & Commercial

Custom pools, built to one standard.

A new Next Level pool is a single line item on the bid — but it's seven trades, multiple inspections, and a stack of decisions about materials, equipment, finishes, and design that show up in every glance for the next thirty years. Below: the quality standards we hold across every project, three project levels for residential, our finish program (Pebble Tec authorized), and a note on commercial work.

Quality Standards

What we hold ourselves to, on every project.

The substance of a Next Level pool lives in four places — the materials, the equipment, the engineering, and the people running the project. Here's what's true on every job, regardless of project level.

01 · Materials

Premium specified, not "builder-grade by default."

Every material on every project is chosen on purpose — not pulled from a default builder spec sheet because no one asked.

  • Glass or porcelain waterline tile
  • Travertine, natural stone, or premium pavers
  • Diamond-brite, polished, or pebble finishes
  • Coping in matched or contrasting material
02 · Equipment

Sized for actual Florida run-hours.

Equipment is specced for how the pool will actually be used in the Central Florida climate — not from a generic worksheet.

  • Variable-speed pumps, properly sized
  • Salt, chlorine, or hybrid sanitation
  • Heat pump or gas heater per use case
  • Full automation with smartphone control
03 · Engineering

Engineered shell, full inspections.

The structural shell is what every other layer sits on for the next 30+ years. We don't shortcut steel, gunite, or inspection sign-offs.

  • Engineered rebar grid to spec
  • Pneumatically-shot gunite shell
  • Inspection sign-off at every stage
04 · Communication

Owners involved every phase. Office answers every call.

Owners are involved in every phase of construction — design, structural work, finish decisions, etc. Communication is key and is a top priority. The office stays in regular contact so you always know what’s happening.

  • Owner involvement at design, structural, and finish stages
  • Same business day response on every inquiry
  • Written scope against a scaled drawing
Three Project Levels

Same standards, water and fire features.

Most projects sort cleanly into one of three levels — based on how much custom work, water feature, and finish detail goes into the build. The standard of execution is identical across all three.

01 · Essential

A clean, well-built pool.

A complete custom pool with our standard finish, deck, and equipment package. Where most starter projects land.

  • Engineered gunite shell with structural warranty
  • Standard quartz plaster finish
  • Glass waterline tile from in-stock range
  • Travertine paver deck around perimeter
  • Variable-speed Jandy pump + cartridge filter
  • Nicheless Jandy LED lighting, salt or chlorine sanitation
03 · Signature

Architecturally specific.

Fully custom — raised structural elements, sheet waterfalls, in-water loungers, and an architectural lighting plan. Designed around the home.

  • Everything in Premium, plus:
  • Pebble Tec finish (we're an authorized builder)
  • Raised attached spa with tiled vertical face
  • Sheet waterfall feature wall
  • In-water loungers, expanded sun shelf, in-deck loungers
  • Architectural Nicheless Jandy LED lighting plan (8+ fixtures, color-changing)
  • Other custom features – the possibilities are endless
Why no prices here

Every backyard, lot, and design brief is different — and we'd rather give you an honest, specific number for your project than an anchored range that might mislead. After a free on-site visit, you get a written scope with line-item pricing.

The Finish

What the water actually touches.

The finish — the inside surface — is the single biggest aesthetic decision and the biggest driver of long-term feel and maintenance. Three families, very different vibes.

Standard tier

Quartz finish

Quartz aggregate + cement. Reads bright Caribbean blue underwater. Smooth underfoot, balanced cost, solid lifespan. The default for most "standard" builds — for good reason.

Signature tier · Pebble Tec authorized

Pebble Tec

Larger natural pebble exposed on the surface, by Pebble Tec — the brand-name finish we're an authorized builder for. Most natural, most varied color (greys, greens, slates), longest-lived, with the strongest warranty in the category. Slightly textured underfoot — we'll show you a live sample at the showroom.

Commercial Builds

Hotel pools. Community pools. Condo amenity decks.

Alongside our high-end residential work, Next Level builds at commercial scale — hotel pools and resort-style amenity decks, neighborhood community pools, and condo association amenity spaces. Same standard of execution, scaled to commercial code, guest experience, and HOA stakeholder requirements. Every commercial project is fully custom — call the office to discuss the project.

Specific to New Builds

Things people ask before signing.

For broader questions about renovations, spa work, and reshaping, see the renovations page. These are for new-builds.

  1. Q.01

How fast can you actually start a new build?

Every project requires permits — once you've signed, we submit permitting and engineering on our end. Permitting timelines vary by county, season, and project complexity. Once permits are in, construction is typically started within one week.

  2. Q.02

Will you work with my HOA?

Yes — and we prep submittal packets specifically for HOA review. Scaled drawings, elevations, finish specs, deck materials. Most HOAs approve our packets without revisions; the few that come back, we revise and resubmit on our end.

  3. Q.03

Do you build under screen enclosures, or do you build first and add screen later?

Both — but coordinated. If you want a screen enclosure, we plan the deck footprint, footings, and tie-in points up front so the screen can be built cleanly after the deck.

  4. Q.04

What does the lot need to look like before you can dig?

Clear access for an excavator (typically 8 feet wide minimum), cut and capped irrigation in the dig zone, we have utility locates marked. We do a pre-dig site walk meeting on every project.

  5. Q.05

    What else do you offer?

We also build elite roofs for porches and lanais, pergolas, summer kitchens, driveways, fire pit areas, water bowls, fire features, swim up bars, sunken seating areas, artificial turf, putting greens, and other outdoor amenities as part of custom pool projects. Have a wish? Just ask!

  6. Q.06

What's the warranty, in plain terms?

10-year warranty on the pool shell. 10-year manufacturer warranty on quartz finish. Lifetime manufacturer warranty on Pebble Tec finish (we're an authorized builder). 3 years manufacturer warranty on equipment, handled by us with the manufacturer on your behalf. 1 year on tile, deck, and plumbing — except underground plumbing, which is lifetime. We stand by our work.
