Construction timeline.
This is an approximate timeline to let you know the flow and timing of the construction process. It is meant to be an approximate guide and some phases may be completed in a different order to ensure optimal timing in workflow.
-
01
Pre-Site Meeting
Prior to commencement of construction, we will review the plans and meet with you to inspect your property and discuss the project.
-
02
Sod Strip and Layout
Our crews will come out and sod strip the property to remove the sod in the pool area and will layout the pool using wood forms.
-
03
The Dig
Our crews will dig the hole for your pool and remove excess dirt.
-
04
Form and Steel
Reinforcing Steel Rebar will be used to shape your pool and add strength.
-
05
First Inspections
Once the steel has been completed, inspectors from your city or county will visit the job site to ensure everything matches the plans and has been done to code. There will be numerous days of inspections throughout the construction process.
-
06
Gunite Pool Shell
Once the first inspections are passed, we will schedule your pool for gunite. This is the phase where concrete is pneumatically applied to form your pool shell and steps. Any applicable features such as swimouts, ledges, benches, sunshelves, or gunite spas will be formed as well.
-
07
Backfill
Our crews will use some of the excavated dirt to fill in the areas around the pool shell and the braces to fill in the space between the newly constructed shell of the pool and the rest of the backyard.
-
08
Plumbing
Our plumbing crews will dig trenches to install pipe from your pool to the pool equipment. Any pipes for water features such as descents, jets, bubblers, fountains, or waterfalls will be installed, along with pool return lines and skimmer(s). Upon completion, inspectors from your city or county will visit the job site to ensure everything matches the plans and has been done to code.
-
09
Tile Installation
Our crews will install your pool's waterline tile. Additional work may also be performed during this phase if you have special features such as a rock waterfall in your pool's design. If your pool design requires a retaining wall at the edge of any part of your deck, it will be constructed at this time. If your design includes a turn-down wall, it will be poured as part of the deck fabrication.
-
10
Deck Grade
Prior to placing the decking, our construction crew will level out and compact the sub-base preparing for the deck.
-
11
Coping and Decking
Our crews will install the coping for your pool and then will form the shape of your deck and any other areas that will be hardscaped such as patios or lanais and will apply your chosen paver, travertine, or other deck material. If your pool design requires a retaining wall at the edge or concrete decking, we will install it before constructing your deck.
-
12
Screen Enclosure
If a screen enclosure is part of your project our crews will measure for and install your new screen enclosure.
-
13
Electrical Equipment
During this phase your pool pump, filter, and gas heater if applicable will be installed. Our crews will run the conduit for the main electric supply used by your pool equipment. They will also install lighting and any wiring necessary for your pool. Upon completion, inspectors from your city or county will visit the job site to ensure everything matches the plans and has been done to code.
-
14
Safety Inspection
Pools must be enclosed by a screen enclosure or a code-compliant fence (or in a few jurisdictions a child safety fence will suffice). If you have an existing fence, it must be re-inspected as a pool barrier by your city or county. There will be a safety inspection to ensure fence is to code. Fencing and/or a screen enclosure can be included in the contract if desired. Additionally, floating pool alarms, window and door alarms, or a child safety fence are also required and will be installed prior to the safety inspection.
-
15
Pool Finish Application and Filling of Pool
Our crews will prepare the concrete surface of your swimming pool, and then apply your pool's finish and fill the pool with water.
-
16
Final Grade
Our crews will level out the ground area in preparation for the homeowner to install sod or other ground cover.
-
17
Ground Cover
Sod or other groundcover must be installed following filling the pool and prior to the next inspection. This can be added as a line item in the contract if the homeowner would like us to handle the ground cover installation.
-
18
Clean Up and Final Inspections
The construction site will be cleaned. Inspectors from your city or county will visit the job site to ensure everything matches the plans and has been done to code.
-
19
Fire Up
Our crews will start up the equipment and add chemicals to properly balance your pool water.
-
20
Pool School
You will be contacted to schedule a time for a technician to come out and explain how to properly operate your new pool equipment and to answer any questions you may have regarding your new pool.
